How to Find Inventory Homes Available in Fort Bend

We get this question quite a bit in some variation or another: How do I find all the New Construction Homes available in Fort Bend? Or, How do I find the ready to move in homes in Richmond? In Katy? In Sugar Land? In Fulshear? And so on… this may lead some people reading this to ask, “What is an Inventory Home?” So let us start there and work to main question.

New Homes in Fort Bend are Available

What is an Inventory Home?

When you start the process of building a custom home, you typically start with a floor plan and an empty lot. Then you choose your specifications and then you let the home builder get to work. The end result is a beautiful home built to the buyer’s specifications. But sometimes, for a variety of reasons, the buyer is forced to back out of the sale during the process. This leaves the builder with a home that is either finished or in a stage of partial construction (sometimes allowing for minor design changes to be made).

This is where inventory homes come from. When a potential buyer is looking for a new home that he or she can move into quickly, inventory homes offer some of the most convenient options.

Move In Ready Homes in Master Planned Communities

What are the Benefits of Inventory Homes?

Move-in ready – Inventory homes are available on a much shorter deadline than custom homes. Some are completely built and others need a few finishing touches to make them move-in ready. In short, they are ideal if you need to move on a tight deadline.

Options to Personalize – If an inventory home is finished or almost finished, ask if there are options when it comes to customization. Many of the communities throughout Fort Bend include inventory homes in a variety of floor plans. Also, you’ll often find that there are a wide range of upgrades and amenities available.

Convenient for out-of-state movers – If you’re moving from out of state, inventory homes offer a level of convenience that a custom home simply cannot. With an inventory home, you don’t have to oversee all the details of your new home’s construction. This leaves you the time to focus on the other important aspects of moving.

Reduced Pricing – While move-in ready homes are great for the buyer, home builders often have a different perspective. Builders don’t like having finished or partially finished homes sitting around with no one living in them. Therefore, they are often eager to sell at a reduced price or offer incentives such as money towards closing.

How Do I Get a List of Inventory Homes in my Target Areas?

Do it Yourself – Unless you are very familiar with the area and know the contact information of the builders, this could be a painful process. Or what often happens is you will end up going with only the places you know (or drive by) and not the surrounding builders. In the latter scenario, you have a partial list and cannot see all the homes and incentives available.

Hire an Expert – We know the ins and outs of new builds and know all the nooks and crannies of Fort Bend County. Did I mention we are not only free to use but we give all our buyers a credit to their closing costs just for using us. For instance, we are currently giving buyers in Firethorne (Katy TX) a $2000 credit to closing on top of any builder incentives; meanwhile in Telfair (Sugar Land TX) are getting $3000 towards their closing costs. This is easy cash in your pocket for simply allowing us to take away the headache of finding the inventory homes for you.
