What is a home value report / market evaluation?
It is a quick overview of the homes being sold near your property. It factors in sqft, bedrooms, bathrooms, sold properties, currently listed homes, pending or selling houses, and homes which were not able to sell or expired, withdrawn, and terminated listings. How is a home’s value determined?
– The short answered is, by performing a comparative market analysis (CMA) or Broker Price Opinion (BPO) of the property or by paying for an official appraisal. Each house is different and so is every neighborhood. Therefore, figuring out a home’s value is not as simple as plugging in the address in a software system. Although some real estate companies offer instant estimates i.e. Zillow’s “Zestimate'”, they only analyze the sold data of a certain radius and cannot consider other factors such as property features, condition, distressed properties vs regular sales, the local market climate, and so on. As you might imagine these factors can significantly impact the listing / selling price.
What does a CMA factor in?
– A CMA requires an agent to gather the recent sold data of homes within a close radius (typically the same neighborhood if possible). Agents also weigh in the pending homes in the area as they indicate the market’s direction in a certain area. Once the data is gathered, it is further narrowed to homes which are the most similar, then the agent weighs the features of the home with the features of the comparable (comps) properties and adjust the price per square foot. Normally a quick CMA can be sent to an owner without viewing their home, however, a full report CMA (typically 15 pages or more) requires the agent to walk the subject property and make notes about particular features, upgrades (or lack of), condition, etc.
How often should I get a CMA?
– There is no concrete answer to this question but it is recommended to reevaluate your home’s value every two years. However, there are other reasons to order a CMA such as removing your Private Mortgage Insurance (PMI); for instance, let’s say Fort Bend Home Values have skyrocketed and demand is high then your home’s equity could raise above 20% and thus no longer require PMI by your lender; a CMA could be sent to your lender to request an appraisal and have it removed.
